Reach Existing Timeshare Owners
TUG's audience already understands timeshare ownership, annual maintenance fees, exchanges, fixed weeks, floating weeks, points and resort governance. You are not starting from zero with a general classified audience.
List Your Excess Inventory, Resales & Rentals — Completely Free
Timeshare Users Group has an open invitation to any independent timeshare resort HOA, Board of Directors, management company, or association that needs help finding new owners or renters for excess inventory.
There is no listing fee. There is no commission. There is no catch.
If your association controls weeks or points that need a new home, TUG will create a dedicated Marketplace account for your HOA or resort and allow you to advertise that inventory directly to the timeshare-owner community at no charge.
This invitation has existed on TUG for years, and we want every independent resort board to know it is still available.
If the HOA, board, resort, or management company has legitimate control of the inventory, we want to help you get it in front of owners and travelers who may actually use it.
Many independent resorts are not trying to generate a large resale price—they are trying to put a usable interval back into the hands of an owner who will pay future maintenance fees and support the resort. TUG is an ideal place to reach exactly that audience.
TUG's audience already understands timeshare ownership, annual maintenance fees, exchanges, fixed weeks, floating weeks, points and resort governance. You are not starting from zero with a general classified audience.
A new owner can mean future maintenance-fee revenue, fewer HOA-owned intervals, and less association inventory sitting unused year after year.
TUG does not charge qualifying independent resort associations to participate in this program. The goal is to help independent resorts and owners—not take a percentage of the transaction.
Associations can use the Marketplace for permanent transfers as well as excess rental inventory, depending on what the resort needs to move.
Many independent resorts face a problem the major developers can absorb more easily: weeks come back to the association through foreclosure, deedback, abandonment, estates, or owner surrender, and the HOA must then carry those intervals until they can be transferred again.
That can leave the remaining owners effectively subsidizing inventory that is no longer producing maintenance-fee revenue. Finding even a modest number of new long-term owners can help reduce that burden.
For many associations, getting a week into the hands of a committed new owner who will pay future annual fees can be far more valuable than holding out for an unrealistic resale price while the HOA continues carrying the interval.
Email tug@tug2.net and tell us the resort name, your role with the HOA/BOD, and what type of inventory you need help moving.
TUG will confirm that the account represents the legitimate HOA, board, resort, or authorized management company before setting up the complimentary Marketplace access.
Once verified, we can create an account that allows the resort or association to post qualifying resale and rental inventory.
Add the ownership details, annual fees, transfer costs, asking price if any, available dates for rentals, and contact information.
TUG provides the audience and advertising platform. Your resort or HOA handles the actual transfer, closing, rental agreement, or other transaction directly.
The Marketplace is only part of the offer. TUG also wants to work directly with independent resorts to keep their TUG resort review and information page accurate and current.
If your resort page has outdated photos, phone numbers, website links, amenities, unit details, management information, or other incorrect data, send us the updated information.
Provide updated exterior, unit, pool, amenity, beach, mountain, or common-area images.
Make sure owners and potential guests see the right website, phone number, address and management contacts.
Update amenities, unit configurations, seasonal information, exchange affiliations, policies and other factual information.
A complete, accurate resort page helps travelers and prospective owners research the property and ultimately find the resort itself.
There is no payment required. The original HOA program simply asked participating resorts to help their owners discover TUG. That remains a reasonable partnership.
If TUG is providing your resort with complimentary Marketplace access, we ask that you consider mentioning TUG in an owner newsletter, email broadcast, resort website resource page, or other owner communication.
You can link to the TUG homepage, your own resort review page on TUG, your Marketplace listings, or whichever TUG resource is most useful to your owners.
TUG is not limited to Marriott, Hilton, Wyndham, Disney, Hyatt or the other large brands. Independent resorts have always been an important part of the timeshare community, and many have loyal owner bases, excellent locations and long histories.
What they often do not have is a giant corporate resale department or marketing budget. That is exactly why TUG makes this opportunity available.
