Just like with any other Timeshare, all owners have 3 options available to them:
This program dubbed "Transitions" provides a service to allow existing Diamond Resorts owners to exit their ownership and surrender it back to DRI/HVC directly!
This program can be found here Transitions homepage and includes both an email, and direct phone number to contact Hilton/Diamond and begin the process of ending your ownership.
*Note that DRI was recently purchased by Hilton Grand Vacations and is being rebranded as Hilton Vacations Club, so this will explain links ending up on hilton websites vs diamond etc.
While there is no "catch", there are two requirements for an owner to be eligible to use this program
There is also usually a monetary fee that DRI/HVC will charge you to surrender your Timeshare back, depending on the details of your ownership
Quite frankly, many Diamond Resorts / Hilton Vacation Club (HVC) owners don’t even realize that official exit or surrender programs may exist—and in some cases, the fee charged by the resort can still be significant.
To be fair, Diamond / HVC isn’t aggressively marketing these programs to the public. While they may communicate options to existing owners, they aren’t spending money trying to promote ways for people to leave.
Timeshare exit companies, on the other hand, are everywhere. That’s because their business model depends on targeting owners who feel stuck and convincing them to pay large upfront fees for “help.”
In reality, thousands of Diamond / HVC owners search online every day looking for a way out. What do they find?
What you won’t hear from most of these companies is that you may already have options directly through the resort—or that many owners successfully handle this process themselves.

Why would you pay thousands of dollars to a third-party company?
The reality is simple: there’s no profit in telling owners the truth. That’s why understanding your options first—before paying anyone—is so important.
Yes! Once you have completed the process of surrendering your Ownership back, you are no longer an owner and no longer have any yearly maintenance fee obligations!
Absolutely! Transitions has been in existence for years and was first announced on TUG back in 2017. These are the lucky ones like yourself, unfortunately the rest likely pay some random company a fortune to do something they could have done themselves!
Sadly the majority of Diamond Resorts Ownerships have little to no resale value due to the heavy restrictions placed on the resale buyer and thus have to be offered on the resale market for free to have any hope of attracting someone to take it off your hands!
⚠️ Last Resort Option: Stop Paying
A third and final “nuclear option” is to simply stop paying your timeshare obligation.
This should always be viewed as a last resort, because defaulting on a loan, maintenance fees,
or any other financial obligation can come with serious consequences.
Before considering this option, owners should understand the possible risks, including collections,
credit reporting, foreclosure, legal notices, or other financial consequences depending on the ownership,
resort, and account status.

Despite what any other company tells you (remember, these companies rely on misleading you in order to get your business, telling you the truth is not profitable in the Timeshare industry), this is an official Diamond Resorts program, and you are dealing directly with them and not some 3rd party. It only takes a phone call to get started!
We urge any DRI/HVC owner who has reached the end of their timeshare lifetime to investigate this option as a solution to dispose of an unwanted timeshare ownership!
Of course if the cost to do this is unappealing, you can always try to give it away for free to a willing owner, or simply walk away!
